Terms of use
These terms are the agreement between you and Lyra Ventures S.A.S. for a Juralium subscription. The three that matter most before you buy are what you are buying, how accurate it is, and what you may not use it for.
Who you are contracting with
Juralium is a brand of Lyra Ventures S.A.S., a company incorporated in Colombia. These terms are between you and Lyra Ventures S.A.S. Payments are processed by Paddle.com Market Ltd. as merchant of record.
What you are buying
A monthly subscription to recent probate filings, matched against each state's parcel roll, for every county Juralium covers in the states it publishes. Which states those are is shown in your account before you subscribe, and it is the list that governs. New matched filings appear in your account, and we email you when there are new ones. You are buying access to the list for the period you pay for, not ownership of the data.
Accuracy: read this before you act on a record
Filings are matched to parcels by an automated process, and every record carries a confidence score. Matches are probabilistic and some of them are wrong. A record may name the wrong parcel, the wrong owner, or a person who is not connected to the filing at all.
Where a record carries an estimated market range, that range is a statistical adjustment of the county property appraiser's just value, computed from sales the same county recently recorded. An estimated market range is not an appraisal. Nobody has inspected the property, and an individual property can sell well outside the range.
The data is provided as is, without warranty of any kind, express or implied, including any warranty of accuracy, completeness, currency, merchantability or fitness for a particular purpose. Public records also change after we read them.
Verify a record independently before you act on it. These records concern deaths and foreclosures, and acting on a wrong match means contacting the wrong family about one.
Not a consumer report
The data is compiled from public records and is NOT a consumer report under the Fair Credit Reporting Act. You may NOT use it, in whole or in part, to determine eligibility for credit, insurance, employment, or tenancy, or for any other FCRA-regulated purpose.
No driver data
No information covered by the Driver's Privacy Protection Act is included or provided.
Your calling obligations
If you contact any person identified in the data, compliance with the TCPA and all Do-Not-Call obligations is yours alone.
Florida Statute 501.1377
Buyers of properties in foreclosure may be "equity purchasers" under Fla. Stat. 501.1377, with written-contract and disclosure duties. Compliance is yours.
The people in these records are grieving
Every probate record is a death in a family. You may not use the data to harass, intimidate, or repeatedly contact anyone who has asked you to stop, and you may not misrepresent who you are or why you are calling. This is a condition of your subscription, not a suggestion.
Your licence, and what you may not do
You get a non-exclusive, non-transferable licence to use the list inside your own business for the period you have paid for. You may not resell it, republish it, redistribute it, share your account, or use it to build or train a competing product or dataset. You may share individual records with your own client or counsel in the ordinary course of a transaction.
Suspension and termination
We may suspend or terminate your subscription immediately if you breach these terms, and in particular if you use the data for an FCRA-regulated purpose, resell it, or use it to harass anyone.
We may also stop covering a county. A subscription covers a state rather than a county, so this does not end your subscription and does not change what you pay: you receive less than you did before. If a county we stop covering was your reason for subscribing, see Refunds.
Billing and cancellation
Subscriptions renew monthly until you cancel, and cancellation takes effect at the end of the period you have already paid for. Billing, invoices, refunds and tax are handled by Paddle as merchant of record. See Refunds for how a refund is asked for and given.
Refunds
30-day money-back guarantee. If you are not satisfied with Juralium, write to us within 30 days of your payment and we will refund it in full. You do not need to give a reason.
Refunds are issued by Paddle, which is the merchant of record for every Juralium subscription. Ask us at [email protected] or use the link in the receipt Paddle emails after each payment. The money goes back to the card or account it came from.
Subscriptions renew monthly. You can cancel at any time from the link in Paddle’s receipt email, and cancellation takes effect at the end of the period you have paid for.
Privacy policy
This section is about your data as a customer. What we do with the data of the people who appear in the filings is a separate matter and it is covered under The people in these records.
What we hold, and why
- Your email address and a hash of your password. They are the account. Without them there is nobody to deliver to and no way to let you in.
- Which states your subscription covers, and from which month. This decides what you are served, so it is the product working rather than a record we keep about you.
- The counties you choose to look at. A display preference. You can clear it at any time from your account, and clearing it shows you everything again.
- Whether an email we sent you was delivered, and whether you unsubscribed. We keep this so that we do not keep sending to an address that bounces, and so that an unsubscribe stays honoured.
We do not ask for your name, your company, your address or your phone number, and we do not have them. We never see your card: it is entered on Paddle’s pages and held by Paddle.
Who else receives it
Four, and no others:
- Paddle — merchant of record. It takes the payment, issues the invoice and handles the tax, and it holds the payment details we never see.
- Resend — sends the account emails and the alerts that tell you something new is waiting.
- Cloudflare — sits in front of this website and serves it.
- Google Analytics — measures traffic on the marketing pages. What it collects is described under What this website measures.
We do not sell your data, we do not share it for advertising, and we do not give it to anyone else except where the law requires it of us.
How long we keep it
Your account and its data live for as long as the account does. Ask us to close it and we delete the account, its password hash and its preferences. Two things survive that deletion and both are deliberate: an unsubscribe record, because forgetting it would let a later mistake email you again; and the invoices Paddle is required to keep, which are Paddle’s to hold and not ours to delete.
What you can ask for
A copy of what we hold about you, a correction, or deletion of your account. Write to [email protected] and we will answer within thirty days. You do not need to give a reason, and asking costs you nothing.
Who is responsible

Limitation of liability
To the fullest extent the law allows, our total liability for any claim arising out of these terms or the data is limited to the amount you paid us in the twelve months before the claim arose, and we are not liable for lost profits, lost opportunities, or indirect or consequential damages.
You are responsible for what you do with the data, and you will hold us harmless from claims brought against us because of your use of it.
Changes to these terms
We may change these terms. If a change materially reduces what you get, we will tell you by email before it applies to your next renewal, and you may cancel instead of accepting it.
Governing law and venue
These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Any dispute will be brought exclusively in the state or federal courts sitting in Collier County, Florida, and both of us consent to that venue. Each of us waives any right to bring or join a class action.
What this website measures
This website uses Google Analytics and Cloudflare Web Analytics to measure how it is used — how many people arrive, which pages they read, and roughly where they come from. Google Analytics does this with cookies and similar identifiers stored in your browser; Cloudflare Web Analytics uses no cookies and stores nothing on your device.
Google receives the information those cookies collect, and its own terms govern what it does with it. You can prevent Google Analytics from running by installing Google’s opt-out browser add-on, by blocking the script in your browser, or by declining cookies from this site in your browser settings.
This measurement is about the website, not about the records the product sells. It is not connected to any filing, parcel or person in the data, and it is not used to build a profile of anybody named in a public record. Nothing described anywhere else in these terms is affected by it.
